Pre-Purchase Inspections
When buying a home, it's crucial to have a thorough home inspection conducted by an experienced, licensed, and qualified inspector. An inspector can uncover and document defects that may not be immediately apparent to a prospective buyer, ranging from minor repairs to more serious safety and health concerns.
Here at TXR Inspections, we exceed state-required standards. Our Certified Master Inspector (CMI) conducts thorough and detailed inspections with a focus on integrity and attention to detail. We dedicate the necessary time to ensure a comprehensive inspection, prioritizing meeting standards over tight time frames. Our reports are easy to understand and include sample photos of all noted deficiencies.
We continuously update our training to keep up with modern techniques and technologies for inspections, such as thermal cameras, drones, and foundation-level assessments. With our extensive experience, you can trust us to provide a comprehensive inspection.
We aim to provide you with the information you need to make an informed decision about your potential home purchase. We encourage clients to attend the inspection to communicate any concerns or input directly with the inspector. If you can't attend the entire inspection, you can join for a summary and walkthrough at the end, although we understand that this might not always be possible.
Even if you can't attend, our office can document any concerns or questions you have and relay them to your inspector. You will receive your inspection report within 24 hours, and we are available for a free phone consultation to go over the report and ensure your comfort with the information.
Here is what you can expect from your home inspection:
We inspect all visible and readily accessible areas of the residence, and systems.
Foundations (we include foundation level readings on all slab foundations)
Pier & Beam / Crawl Space (additional charge, included in quote)
Roof Coverings and Flashings, as well as accessible attic spaces
HVAC system (AC and Heating systems, electrical and gas)
Electrical systems
Plumbing systems (Accessible water supply, fixtures, and drains)
Septic systems (Limited visual inspection, and function check)
Permanently installed appliances (Range, Dishwasher, Microwave, Water heater)
Windows, Doors, Walls, Floors, and Ceilings.
Fireplaces (Including accessible portions of the chimney)
Driveways, Walkways, Porches, and attached Decks
Attached garage
Grading and drainage
Irrigation/Sprinkler systems (If installed)

Wood Destroying Insect/Organism (WDI/WDO) or Pest inspections:
We do not currently offer this service, however we're looking into adding this license.
Repair Verification Inspections:
After your inspection, you may come to an agreement on repairs to be made to the home/building. When the sellers tells you these repairs have been completed you may want someone to verify the work was done correctly. We offer a Repair Verification inspection of the deficiencies noted in our report that have been agreed by the sellers to be repaired. Send us the contract addendum and you can hire us to make sure it was done right. (See inspection agreement for full details)
